We stay up to date with NSW short-term rental regulations and STRA requirements. We can assist with registration, fire safety compliance, and any strata-related rules that may apply.
Do you offer different management options?
Yes — we offer flexible management plans to suit different levels of owner involvement and budget. Whether you prefer a fully managed service or want to stay hands-on with some aspects, we have a plan to match. We’re happy to chat about which option best suits your needs.
How do you advertise and attract bookings?
We promote your property across top platforms like Airbnb, Stayz, and Booking.com, as well as our own direct booking site. Our team actively manages listings, pricing, and guest enquiries to ensure your property stays visible and competitive year-round.
What happens if a guest damages the property?
We collect a bond or damage protection on every booking and manage any claims on your behalf. Our experienced team documents all cleans and inspections, and we work promptly to resolve issues if they arise.
Can I still use my property for personal stays?
Absolutely. Owners have full control over blocking out dates for personal use. We simply ask that you provide notice, particularly during peak seasons.
Do you handle the cleaning and maintenance?
Yes as part of our managment services (excluding co-host). Our reliable housekeeping and maintenance teams ensure your property is kept in excellent condition. Cleaners follow a detailed checklist and upload photos for accountability, and we coordinate any required maintenance with your approval.
How do I keep track of bookings and income?
You’ll receive monthly statements, and our owner dashboard gives you 24/7 access to booking calendars, revenue tracking, documents, and upcoming stays.
What makes My Holiday Manager different from other management companies?
We intentionally manage a curated portfolio to give each property personal attention. Unlike large-scale operators focused on volume, we prioritise owner support, quality guest experiences, and long-term property care.
How do you handle guest reviews?
We respond to reviews on your behalf and use guest feedback to improve the experience. Consistently positive reviews also help your property rank higher on platforms and attract more bookings.
Is there a contract or minimum term?
Yes, we have a simple agreement in place to protect both parties. Our most popular plans are based on a 12-month term, but we can also discuss more flexible options depending on your goals.
Do I need to provide linen or consumables?
No and Yes, depending on the plan you chose. With our Premium and Essential plans we supply and manage all linen, towels, and essential starter packs (toilet paper, dishwashing items, tea/coffee, etc.). You won’t need to worry about laundry or restocking between guests.

What’s the difference between long-term and short-term rental income?
In many cases, short-term rentals can outperform traditional leases, especially in coastal and holiday locations. We’re happy to provide a detailed rental projection based on your property and discuss the pros and cons. Short Term Management also allows greater control over your property and permits owner use when and if required.
Can you help prepare the property for rental?
Absolutely. We offer a full setup service, including photography, styling advice, listing creation, compliance checks (such as STRA registration), and ensuring the property meets guest-ready standards from day one.
How is pricing set and updated?
We use a combination of dynamic pricing tools and local market expertise to optimise your nightly rate. Pricing adjusts based on seasonality, demand, length of stay, and other key factors to maximise your return. We dont just set and forget or allow a “program” to do it for you. We are constantly manually reviewing rates for maximum returns.
What if there’s a noise complaint or neighbour issue?
We monitor guest behaviour and respond quickly to any concerns raised by neighbours. House rules are clearly communicated to guests, and we maintain strong relationships with the local community to ensure respectful use.
Do I need to insure my property differently?
Yes, we recommend short-term rental-specific insurance. We can suggest providers who offer the right type of coverage for holiday homes, including liability and damage protection.
